On Wednesday 13 December in Bac Ninh (Vietnam), IDEC GROUP ASIA VIETNAM laid the 1st stone of a unique industrial and logistics park in Bac Ninh and invited its partners, customers, public and institutional players to the symbolic laying of the 1st stone of Horizon Park. This development, the only one of its kind in Asia, is being built in Bac Ninh, around 30 kilometres from Hanoi, and will offer 70,000 m² of ready-to-use business space on a 12-hectare site in an ideal location.

A SYMBOLIC CEREMONY TO MARK THE LAYING OF THE 1ST STONE

On Wednesday 13 December, IDEC GROUP ASIA Vietnam brought together representatives of the local authorities, players and stakeholders in the Horizon Park programme, for the traditional ground-breaking ceremony. ‘We are proud to see the culmination of several months‘ work with the completion of this programme, which stands out from what is available locally,’ explains Patrice Lafargue, Chairman and Founder of the GROUP IDEC. ‘For more than 20 years, we have built up unique expertise in France in the development of business and logistics parks, which create jobs, enhance the appeal of the region and promote responsible development. With Horizon Park and the commitment of the IDEC GROUP ASIA Vietnam teams, we are incorporating the same approach and the same high standards as in France, with a little extra soul and French spirit that was missing from the logistics and industrial offer in Vietnam’. This symbolic event was an opportunity to present IDEC GROUP ASIA Vietnam’s new flagship programme, which is currently under development near Hanoi, with construction having begun a few weeks ago.

AN IDEALLY LOCATED PROGRAMME

Bac Ninh, a province located 35 kilometres from Hanoi, the capital of Vietnam, has a lot to offer industrialists and logisticians looking for an ideally located site with privileged access. ‘In the space of 20 years, Bac Ninh has gone from being an agricultural province to one of the biggest industrial centres in Vietnam’, explains François MAGNIER, Managing Director of IDEC GROUP ASIA Vietnam. ‘The city has one of the highest economic growth rates in the country and is positioning itself as one of the country’s new industrial and logistics strongholds. The Noi Bai international airport, the major port of Hai Phong, some one hundred kilometres away, and links to the main roads make it an ideal location for meeting storage and transit requirements, in the immediate vicinity of several large-scale industrial sites.

70,000 M² OF PROJECTS FOR RENT OR SALE

Developed on a 12-hectare site, the Horizon Park is designed around multi-temperature platforms and industrial buildings that will eventually offer 70,000 m² ready for use, sale or lease. In detail, 26 storage cells of around 2,500 m² each will benefit from a European equivalent category A logistics standard, a floor load of 5 tonnes per m², clear heights of almost 11 metres and all the equipment required for operation (levellers, sectional doors, fire detection systems, etc.). ‘This turnkey offer, inspired by the support that the GROUPE IDEC offers its customers in France, is quite disruptive in Vietnam. As a result, we already have several very advanced discussions with future lessees of one or more storage cells. This illustrates the quality of the product we are developing here in Bac Ninh’, explains Patrice LAFARGUE.

A RESPONSIBLE APPROACH

From the outset, Horizon Park has been developed as part of a responsible and virtuous approach. It will comply with the highest standards and levels of local norms and will aim for Leed Gold certification, which includes a photovoltaic installation covering part of the various warehouses. The energy produced will be fed directly back into the park and its buildings.

A SIGNATURE DEAL FOR IDEC GROUP ASIA VIETNAM

Horizon Park is the new flagship development for IDEC GROUP ASIA Vietnam. This subsidiary, based in Vietnam, is the result of a partnership between IDEC GROUP, a major player in the property sector, established in France over 20 years ago and active both locally and internationally, and ARCHETYPE GROUP, a property and engineering specialist with a strong presence in Asia. ‘The company stands out for its unique approach to the market, with the ability to operate across the entire value chain of professional real estate. Just as the GROUPE IDEC is strong in France, IDEC GROUP ASIA Vietnam is involved from development to turnkey design-build, including investment and zero-carbon energy solutions,’ explains Patrice Lafargue.
